Commercial electrical work

Offices, retail and light commercial: installations, maintenance and testing.

We carry out electrical work for small and medium-sized businesses across West London, Berkshire, and Buckinghamshire. This includes retail units, offices, salons, cafes, warehouses, and light industrial premises. Jobs range from periodic inspections through to full fit-outs for new tenants.

Periodic inspections and testing

Commercial properties require periodic electrical inspections at intervals set out in BS 7671 18th edition. The standard inspection cycle for most commercial premises is every five years, though high-risk environments such as swimming pools, petrol stations, and agricultural buildings have shorter cycles. Many commercial leases also require a valid inspection certificate before a tenancy can start or be renewed.

We carry out full periodic inspection and testing of commercial installations to the same standard as domestic EICRs, producing a formal report that documents the condition of the installation and any remedial work required.

Emergency lighting

Most commercial premises with more than a handful of employees are required to have maintained emergency lighting fitted and tested. BS 5839 and the Regulatory Reform (Fire Safety) Order both bear on this. Emergency lighting must be tested monthly (a brief function test) and annually (a full duration test with a written record). We carry out both types of test and maintain the test log for the property.

If a premise does not have compliant emergency lighting fitted, we survey, specify, and install the system.

Distribution boards and sub-mains

Commercial buildings often have multiple distribution boards feeding different areas. We carry out upgrades to distribution boards, install new boards for building extensions or tenant fit-outs, and run sub-main cables between boards. All work is designed to current BS 7671 requirements and properly documented.

Fit-outs for new tenants

When a business takes on a new unit, the existing electrical installation may not suit the new use. We carry out the electrical element of tenant fit-outs: additional socket circuits, dedicated supplies for equipment, data and communications cabling, lighting changes, and any specialist circuits required. We work with other trades and coordinate with main contractors where required.

How commercial quotes work

Commercial jobs are quoted on a fixed-price basis where the scope is defined. For larger or phased projects, we can provide a day-rate or a preliminary cost estimate ahead of a detailed design. We do not carry out commercial work on an open-ended basis without a cost agreed in advance.

We are available for out-of-hours commercial work where the business cannot shut for electrical access during trading hours. Rates for out-of-hours work are agreed upfront.

Common questions

How often does a commercial property need an EICR?
Most commercial premises require a periodic inspection every five years. High-risk environments such as swimming pools, industrial premises, or laundries require more frequent testing. The appropriate interval should be specified by the previous electrician or building assessor.
What emergency lighting obligations apply?
Emergency luminaires must be function-tested monthly and given a full discharge test annually under BS 5266. A written test log must be maintained and made available for inspection. New premises require a system design that meets the standard before sign-off.
Do you work outside business hours?
Yes. For commercial clients we can schedule planned work in the evening or at weekends to minimise disruption to operations and staff.
Can you quote for a retail or office fit-out?
Yes. We provide fixed-price quotes for commercial wiring, data and comms points, distribution board work, emergency lighting installation, and small power fit-outs.
What certification applies to commercial electrical work?
Electrical Installation Certificates under BS 7671 for new and altered installations. Electrical Installation Condition Reports for periodic inspection and testing. Both are issued on completion of the relevant work.
